An 11-storey shoreline development in South Perth has been approved by the Metro Inner Development assessment panel.

The $95 million development on the corner of Harper Terrace and South Perth Esplanade will home 71 multiple dwellings comprising 16 two-bedroom, 49 three-bedroom and six four-bedroom apartments.

The MIDAP panel voted unanimously on Tuesday morning in support of the plans, despite some concerns from soon-to-be neighbours at the Aurelia apartments on Harper Terrace.

Deputy presiding member Francesca Lefante said the development was “exceptional” and was fond of the design.

As well as the apartments, the plans also show three commercial tenancies — a cafe/restaurant and two generic commercial tenancies — and communal facilities including recreational rooms, gym, swimming pool and outdoor dining areas.

The plans include 142 residential car bays, along with seven separate commercial use bays.

Specialist member Tony Arias noted the concerns from surrounding residents about the bulk, scale and privacy of the development.

“I think the recommendations acknowledge that and there are conditions which aim to minimise that, which I endorse.” he said.

City of South Perth councillor Glenn Cridland said the development would be much better than what is on the three lots currently, which is a one-storey house, a four-storey building and some parking.

Cr Cridland said around 50 cars had been using the site for parking and Harper Terrace may start to experience some traffic issues.

He also noted concerns from residents at the Aurelia apartments about the building height and their belief that they would have their views “forever”.

“Perhaps it looks a little high, but that is not a reason for me to not approve it,” he said.

“I do anticipate more unhappiness but when it’s built it will be attractive and part of the rejuvenation and change of this part of South Perth.”

The award-winning luxury developer Edge Visionary Living and Hillam Architects were responsible for the development plans and design.

The approved plans will last for four years and if substantial works have not commenced within that time, the approval will lapse.
